Square Yards' Kokapet tracker (updated September 2026) puts the asking sale price for apartments at ₹11,900 per sq.ft. Portal listings through mid-2026 cluster around ₹9,500–₹12,700, with Neopolis luxury launches quoting higher. Government registration rates in the same locality run well below asking (~₹6,300–₹6,750 / sq.ft in the tracker) — so treat portal averages as list prices, not closed deals.

SBI home-loan card: 8.60% for CIBIL 750+ as of 13 September 2026

Aggregator tables updated 13 September 2026 list SBI's term-loan / MaxGain home-loan rate at 8.60% for borrowers with CIBIL ≥ 750, stepping to 8.70% (700–749) and 9.45% (650–699). Concessions of 5–20 bps apply on selected products (MaxGain, defence). These are published card rates, not a sanctioned offer — confirm on homeloans.sbi before you budget an EMI. They sit above the 5.25% repo because bank spreads and the external benchmark have not fully compressed.

Verify any Telangana project on the official TS-RERA portal before you book

Telangana Real Estate Regulatory Authority publishes registered projects, promoters and complaint status at rera.telangana.gov.in. Search the project, match the RERA number printed on the brochure (typically P0… for TS-RERA), and read the quarterly progress and approved layout before paying a token. A badge that only says “RERA approved” with no number is not registration. Registration fees for promoters are published on the same site (₹5–₹10 per sq.m, capped).

RBI holds the repo rate at 5.25% — fourth straight pause

The 62nd Monetary Policy Committee (3–5 August 2026) kept the policy repo rate unchanged at 5.25% and retained a neutral stance. The standing deposit facility stays at 5.00% and the MSF / Bank Rate at 5.50%. Governor Sanjay Malhotra said a change in stance would depend on growth–inflation dynamics. FY27 GDP was pegged at 6.7% and CPI at 5.0%. Floating-rate home-loan EMIs therefore stay on the current reset until the next review.

Amaravati LPS plots: use APCRDA's official GIS, not a brochure sketch

Andhra Pradesh Capital Region Development Authority publishes the Land Pooling Scheme map at gis.apcrda.org/lps — sector boundaries, allocated lands, roads, waterbodies and survey parcels in WGS84. If you are looking at an Amaravati / Vijayawada-Guntur plot, match the survey number and village on that map (and the LPS allotment letter) before paying a booking amount. PropYaar's Amaravati city-data overlays are the same public layers, for context only — the APCRDA map is the legal one.

Hyderabad sale deeds still cost about 6% — stamp + transfer + registration

A 2026 urban sale deed in Telangana (GHMC / municipalities) is charged on the higher of the agreement value or the government guidance value: 4% stamp duty + 1.5% transfer duty + 0.5% registration fee, about 6% all-in. Rural gram-panchayat sales are commonly cited at ~7.5% (5.5% + 2%). There is no women's concession. Pay and book the slot on registration.telangana.gov.in — under-declaring the value is illegal and raises your capital-gains bill later.

2026 locality guides put Gachibowli apartments around ₹8,000–₹12,500 per sq.ft (average near ₹11,100), with the premium edge toward Jubilee Hills / Madhapur quoting ₹12,000–₹18,000. Rental yields in the mature Gachibowli / Financial District belt are commonly cited at ~3.5–6%, tighter vacancy than Kokapet's still-maturing rental stock. Supply of brand-new launches is thinner than in Kokapet — a stability signal, and a reason resale quotes matter as much as pre-launch decks.

HMDA Neopolis plot in Kokapet sold at ₹151.25 crore an acre

On 29 November 2025 a 4.03-acre plot inside HMDA's Neopolis layout at Kokapet sold for ₹151.25 crore per acre. Neighbouring lake-facing plots 17 and 18 cleared at ₹136.5 and ₹137.25 crore an acre, against an HMDA reserve of ₹99 crore. That is roughly an 87% jump versus ~₹73 crore an acre in the 2023 cycle — a land-price floor that new residential launches in the belt now price off.

PMAY-U 2.0 interest subsidy: up to ₹1.80 lakh for eligible urban buyers

PMAY-Urban 2.0 (notified 1 September 2024, running to 31 March 2029) replaced the closed PMAY-U 1.0 CLSS. Eligible EWS / LIG / selected MIG households with no pucca house can get an interest subsidy of up to ₹1.80 lakh (4% on the first ₹8 lakh of the loan, tenure up to 12 years). SBI, NHB and HUDCO are the central nodal agencies. Apply through an empanelled lender and track on the PMAY-U portal — do not rely on a 1.0 MIG figure of ₹2.35 lakh, which belongs to the old scheme.
